CBD Office Rents: Myth or Fact?

Published 29 September 2026 · Insights from Shoppes @ Sky Eden

Myth: rising CBD office rents mean rents rise everywhere

Fact: the data covers one market. EdgeProp Singapore, citing JLL and Knight Frank, reports CBD Grade A office rents at about $12.32 psf per month for the third quarter of 2026, up 1% on the quarter and 2.8% for the year so far. It says nothing about suburban retail. Each submarket moves on its own demand, supply and tenant mix.

Myth: a tight office market is unrelated to shops in the neighbourhoods

Fact: the link is indirect and varies by location. CBD vacancy of 5.9%, the lowest in ten quarters, reflects companies, particularly AI and technology firms, taking more space. Where people work and live shapes where they eat and shop, but that effect is uneven, and no one can promise a particular result for a specific unit.

Myth: this trend is guaranteed to last

Fact: forecasts are just that. JLL expects about 4% full-year rental growth, and Knight Frank a range of 3% to 5% with the upper end more likely. Both note that supply looks constrained through 2027. Those views could be revised as conditions shift. Raffles Place and Marina Bay Grade A rents were about $11.87 psf per month, up 1.5%, with occupancy at 97.4%, but one quarter is a snapshot.

Where does Shoppes @ Sky Eden fit in?

The office data does not describe Shoppes @ Sky Eden, a freehold strata retail development in District 16 by The Assembly Place. It offers 12 units of 398 to 1,313 sqft, approved for F&B use, and Bedok MRT is roughly a three-minute walk away. The project has reached its TOP stage. The location page shows the surrounding streets and connections.

The fair takeaway is modest: strong office data is one signal about the economy, and small retail units should be judged on their own footfall, tenure, size and access. Check facts on the ground before deciding.

Is small retail affected differently from offices?

Yes, and the reasons are practical. A shop or F&B unit depends on local footfall, visibility, nearby residents and access from the station, while an office depends on employers and hiring. Strata retail of a few hundred square feet also has different economics from a Grade A tower floor. That is why headline CBD statistics should be treated as background rather than a forecast for a neighbourhood unit.

Before deciding on any unit, it helps to spend time on the street, count the passers-by at lunch and in the evening, note the neighbouring operators, and ask about permitted uses. Freehold tenure is a feature that some buyers value, but it does not by itself determine how a unit performs.

What should a careful reader do next?

Read the original report, note which figures apply to which submarket, and avoid stretching them beyond that scope. Then compare any property you are considering on its own merits: size, access, permitted use and terms. Good decisions usually come from local detail, and market headlines are just one of several inputs.
