Shophouse Sales Value Slips in 3Q2026

EdgeProp reported on 9 October 2026 that shophouse buyers lodged 21 caveats in the third quarter of 2026, up from 16 in the second quarter. The dollars told a different story: according to EdgeProp, transacted value came to S$157.7 million, which is 18.6% below the S$193.7 million of the quarter before.
EdgeProp relayed the report's view that the earlier quarter was lifted partly by a S$70 million sale of three adjoining shophouses. EdgeProp also noted that more than 70% of the shophouses sold in the third quarter changed hands above S$5 million, with a South Bridge Road unit at S$16.8 million and a Circular Road shophouse at S$16.2 million as the two largest deals. By tenure, EdgeProp said 999-year leasehold and freehold properties made up 81% of volume, mostly in Districts 8 and 15.
The pairing matters to anyone tracking the market. Owners, buyers and operators of street-level space read the same quarter in different ways: a higher caveat count shows more contracts being lodged, while the lower total, in EdgeProp's account, follows a second quarter that carried one unusually large sale. Reading count and value together avoids treating either number as the whole picture.
